Home Inspection

Premier Home Inspection Services performs professional home inspections that exceed the American Society of Home Inspectors (ASHI) "Standards of Practice". Our inspectors will perform a complete and through inspection utilizing the most advanced inspecting equipment. The inspection will take approximately 2-3 hours. The following is a basic overview of what is inspected:

Exterior: We examine the condition of the wall coverings and trim. Doors and windows are checked for acceptable operation.

Grounds/Drainage: Surface conditions are checked for cracking and trip hazards. Where necessary, we give advice about the site grading and drainage.

Roofing: We examine the roofing system for proper installation and its condition. An estimation is usually given as to the remaining life expectancy of the roofing materials.

Electrical System: The panel cover of the main electrical service is removed to check for proper wiring and the adequacy of service. Additionally, various outlets and switches are checked for proper operation.

Heating and Cooling Equipment: Where appropriate, each system is operated using normal operating controls and checked for proper operation.

Plumbing: The water supply and drainage is checked by operating all plumbing fixtures.

Foundation: The foundation where visible, is checked for evidence of major cracking or settling and for excessive water leakage.

Interior: Interior walls, ceilings, floors are checked for overall general condition. A representative number of windows and doors are checked for proper operation.

Kitchen/Laundry: All built-in appliances are tested for proper operation using normal operating controls. The laundry service is inspected for adequate hookups.

Garage: The garage interior and exterior is inspected for general condition. The interior and exterior doors are checked for proper operation.

Attic: The attic space and its structure is inspected for condition, leakage, adequate insulation and proper ventilation.

Pre-Sale Home Inspection

A Pre-Sale Inspection is generally conducted after the contract between buyer and seller is finalized. For new construction, it is recommended that the inspection be conducted just before the walk-through with the builder.

Pre-listing Home Inspection

A Pre-listing Inspection is typically conducted prior to a homeowner placing their home on the market. This inspection will provide the homeowner with a better understanding of the conditions which may be discovered by a prospective buyer's inspector, and provides an opportunity to make repairs and improvements that will help the sale go smoothly and maximize their selling price.

Periodic Home Inspection

A Periodic Inspection is designed for the homeowner that wants a home check-up. We will perform this inspection in the same manor as stated above so as to alert the homeowner of the true condition of their home. This inspection is very successful in detecting small problems before they become major expenses.

One-Year Warranty Inspection

The sale of a new construction typically includes a one year warranty in which the builder will correct any problems encountered within the first year of ownership. It is wise to have an inspection conducted shortly before the one-year warranty expires, so you will know what to have the builder correct. Don't get stuck with those home maintenance bills later! Have your home inspected before the warranty runs out.

Radon Gas Inspection

The Environmental Protection Agency (EPA) recommends radon testing if you are buying or selling a new or older home. Radon is a deadly gas emitted from decaying Uranium and enters a house through small cracks and openings. Premier Home Inspection Services conducts a short-term (minimum 48 hours) test for the typical real estate transaction. We prefer to place the testing equipment prior to the home inspection and pick it up at the inspection. Results of the radon test are ready shortly thereafter.

Mold Testing

Recent medical studies show that mold is one of the most common causes of allergic symptoms and certain types of mold can cause serious health concerns. The presence of mold, fungus and mildew can create a health hazard in a home, and homes should be tested to determine the type of mold growing in a home. Our inspectors can perform tape lift, swab, air and carpet samples to determine the type of mold growing in the home. The samples are sent to a local laboratory for analysis and the results of the test are generally available from 24 hours to 14 days after the test depending on the type of mold test performed. It is equally important to understand why mold is growing in a home. Our inspectors can inform you of the possible reasons why the home is experiencing a problem with mold growth and discuss the repairs needed to eliminate mold growth in the home.

Inspection Reports

After completion of each home inspection, we will produce a computer generated 20+-page report for the property that was inspected. This report is very detailed and includes digital color photos, our reports exceed the ASHI "Standards of Practice". A summary section is included at the back of the report so as to provide information about the inspection findings at a glance. A maintenance checklist is also included with the report so as to assist the homeowner with recommended routine home maintenance. Radon reports are ready usually within 24 hours after testing process is completed and consist of 3 pages. Reports will be mailed out to our clients the following business day. Additional copies of the report can be faxed, emailed or downloaded from this web site at no extra charge.
